Welcome to Bridgemount Developments (Holmes Chapel) Ltd’s consultation on the draft proposals for residential development at London Road, Holmes Chapel. 

Feedback from the local community and key stakeholders is important to us and all comments will be carefully considered as we develop and shape our proposals. Once we have considered the feedback from this consultation, it is Bridgemount Developments’ intention to submit an outline planning application (with all matters reserved except for access) for residential development to Cheshire East Council.

Site Context ⭢

  • The site extends to 3.69 hectares and comprises brownfield land, which has historically been used for chemical and pharmaceutical manufacturing, having comprised part of the former Fisons site.

  • As detailed on the consultation boards, the site has extant planning permission for retail development. Whilst the retail development is deliverable, Bridgemount Developments has been considering its options and is proposing a residential development, which would have benefits to the local area, including reduced traffic impact when compared to the extant retail consent, the delivery of a mix of affordable and market housing on a brownfield site, and the achievement of 10% Biodiversity Net Gain.

Emerging Proposals

The proposals will include the delivery of:

  • Up to 100 dwellings on a previously developed, brownfield site within the settlement boundary of Holmes Chapel; an identified Local Service Centre.

  • Housing at a density of 42 dwellings per hectare in a sustainable and accessible location, which reflects the character of the surrounding development and will make efficient use of land, in accordance with local and national planning policy.

  • A mix of new properties, including homes for first time buyers, people looking to downsize, and families. Bungalows will also be included within the scheme.

  • 30% affordable housing, in accordance with local planning policy.

  • Housing that meets the Nationally Described Space Standards and delivers 30% M4(2) and 6% M4(3) housing, in accordance with local planning policy.

  • A policy compliant level of Public Open Space.

  • Biodiversity Net Gain of 10%, in accordance with national policy.

  • Energy efficiency measures, such as Air Source Heat Pumps and PV panels.

The consultation boards can be viewed by clicking the link below. The consultation boards include further information regarding the emerging proposals and an Illustrative Masterplan, which shows how the development could be accommodated on the site.

The table below presents the indicative housing mix which seeks to deliver a mix of new properties, including homes for first time buyers, people looking to downsize, and families. Bungalows will also be included within the scheme.

Next Steps

Thank you for your time in participating in this community consultation. Your feedback is important to Bridgemount Developments and all comments received will be taken into account.

As part of the outline planning application, a Statement of Community Involvement will be prepared, which will detail the feedback received and how it has been considered and, where necessary, addressed within the proposals.

Bridgemount Developments is aiming to submit a planning application to Cheshire East Council later this year.

Once the application is registered by Cheshire East Council, there will be a further opportunity to comment on the final proposals through the Council’s own formal consultation process.
